In a normal situation a person has two main objectives when selling their home:

Objective #1 = To get the best possible price.

Objective #2 = To sell the home in a timely manner.

Below is a brief summary of what to expect when selling your home:

Step 1:  Get Pre-Approved for a Home Loan if you are buying another home.  This would be important before selling your home to ensure that you are qualified to buy again.

Step 2:  Check Your Mortgage Payoff.  Can you transfer your mortgage to a new home or do you have to pay it out?  Banks sometimes charge large penalties to buy out your existing mortgage.    You need to take into account this fee.

Step 3:  Determine How Much the House Is Worth – Your agent will help you with this decision, doing your own research could help but to save time, your agent is probably your best resource.

Step 4:  Estimate Your Costs to Sell – There are commissions paid to the real estate companies when you sell your home. Talk to your agent about what the fee schedule will be.

Step 5:  Determine Your Costs to Acquire a New Home – The costs of conveyancing are mostly born by the buyer.

Step 6:  Calculate Your Estimated Proceeds.  Take all the information gathered in steps 2 to 5 and do the necessary calculations.

Step 7:  Make Necessary Repairs – It is important when selling your home that you put your best foot forward. Make sure that all repairs are done before the house is being shown, if you have been putting off repairing a small hole in the wall or painting a room that badly needs it, this is the time to do it. A small amount of time and effort can benefit you greatly in the long run.

Step 8:  Get the House Ready to Show – Make sure your house is not cluttered. Some buyers may not be able to see past all of your treasures. It is important that the house is clean and tidy, it is amazing how much of a difference cleanliness can make.

Step 9:  Get Psyched Up to Let People In – It is a little unnerving to have strangers all of a sudden looking in your closets and through the private spaces in your house.  You need to be mentally ready for this kind of invasion.

Step 10:  Team up with an agent. - You should feel comfortable with the person you are dealing with, if you do not find someone else.
